Rental Property Criteria and Information

Applicants must provide:

  • Rental History – 2 or more years of valid, verifiable rental history
  • Employment History – 1 year with current employer or previous employment in the same field of work
  • Social Security Number for:
    • Credit check – At least 4 accounts established for 1 year, and in good standing
    • Criminal background check (Does not apply to Seattle rental properties)


The screening criteria is as follows:

  • Income must be equal or greater than 3 times the monthly rent & it must be on-going (Self-Employed must provide 2 years of tax returns supporting the stated income)
  • Good rental references and no evictions, late pays, or “comply or vacate notices” within the last 2 years
  • FICO credit score of 750 or above
  • No derogatory credit remarks within the last two years
